One region, several different drainage stories

What ties these towns together is the East Texas ground beneath them — a sandy or sandy-loam surface over dense, slow-draining clay across most of Smith County. What sets them apart is the terrain on top. The flat new subdivisions of Whitehouse trap water in graded backyards. Sandier Lindale to the north drains fast in the open and concentrates trouble in the low areas. Flint and Chandler, down toward Lake Palestine, deal with rolling slopes and a seasonal high water table. Longview, bigger and more paved, sends runoff from the street into the neighborhoods. The ground under Smith County

Underneath the whole service area is the same basic story the USDA soil survey tells: a sandy or sandy-loam surface sitting on a dense, clayey subsoil. The dominant series — Kirvin and Cuthbert, with lighter Bowie and sandy Darco soils mixed in — share a loose, permeable top layer over a clay horizon that water moves through slowly, and even the sandier soils carry a seasonal perched water table in the wet months. That’s why so many yards across these towns behave the same way after a storm: the top few inches drain fast, then the water stalls on the clay and sits. What changes from town to town is the terrain riding on top of that clay — flat subdivision pads, rolling lake slopes, sandy uplands, paved city blocks — and that’s what decides which combination of drains, grading, and pumps a given yard needs.
