Surface water, groundwater, or both?

Almost every drainage problem is one of two things — water sitting on the ground, or water trapped in the ground — and the right fix depends on which. Surface water that pools and runs slowly calls for catch basins, channel drains, and regrading. Saturated soil that seeps up through the lawn or creeps toward the foundation calls for a sub-surface French drain. In Tyler, where a sandy surface sits on slow clay, plenty of yards have both at once.

We lead with an assessment: walk the lot, read the grades, and tell you which combination of these seven services your property actually needs — right-sized, not oversold. How the assessment works

Every job starts the same way, and it’s free: we come to the property and read it in person. We walk the wet areas with you, look at where downspouts land, check how the ground falls around the foundation, and where it matters we shoot grades with a level so the design is built on real elevations rather than a guess from the curb. Then we tell you what’s actually happening — surface water, groundwater, or both — and lay out the right-sized fix with a written scope before any work starts. You’ll know what we’re doing, why, and what it costs before you commit to anything. We don’t quote drainage over the phone and we don’t run high-pressure sales; an honest number depends on your actual lot, and the assessment is how we get to one.
