A French drain is the most reliable way we know to move water that’s trapped below the surface — the soggy lawn that won’t dry out, the low corner that stays mud for a week, the water that seeps toward your foundation. In Tyler the reason is almost always the same, and it’s worth understanding before you spend a dollar.
Most of Smith County sits on a sandy or sandy-loam topsoil over a dense, clayey subsoil. The soil survey series that dominate this area — Kirvin, Cuthbert, Bowie, Darco — share that same basic profile: a loose, permeable surface that water races through, sitting on a clay layer that water moves through very slowly. The Kirvin and Cuthbert subsoils run roughly 35 to 60% clay; even the lighter Bowie soils carry a seasonal perched water table around 3.5 to 5 feet in the wet months. Rain soaks the top few inches fast, then stalls on the clay and has nowhere to go. That’s the puddle that won’t leave.
A French drain gives that perched water a path. Dig below the saturated zone, fill the trench with open gravel, and the trapped water follows the easy route into the stone and down into a pipe that carries it away by gravity. It’s not a gimmick — it’s just giving water a lower, easier place to be.
Almost every failed drain we’re called to repair failed for the same handful of reasons: not enough fall, no fabric so the gravel silted up, or the wrong pipe. Here is the standard we build to, and why each piece matters.

We line the trench with non-woven geotextile before any stone goes in, set the perforated pipe on a gravel bed at grade, surround it with washed stone, fold the fabric over the top, and cap it — sometimes with sod, sometimes with a decorative stone top where you want the drain visible. The fabric is not optional on our jobs. In clay-fine soils like ours, a drain built without it can silt shut in a few seasons, and that’s exactly the repair call we don’t want you making.
A French drain is only as good as its outlet. The trench can be perfect, but if the water has nowhere lower to go, you’ve just built an underground bathtub. Choosing the discharge is half the design, and it depends entirely on your lot:

Plenty of Tyler yards need a combination — a French drain to pull the groundwater, a couple of catch basins for the surface water, and buried downspouts so the roof isn’t feeding the problem. The point of the assessment is to right-size the fix, not oversell it.
There’s a real reason we talk about drainage and foundations in the same breath. Foundations in expansive-soil country move when the moisture in the surrounding ground swings between very wet and very dry — national building-science references estimate expansive-soil damage costs U.S. homeowners on the order of $15 billion a year. The standard, code-backed defense is simple: keep water from ponding against the house and keep the soil moisture even. Guidance from the Department of Energy’s Building America program calls for final grade sloping away from the foundation about 0.5 inch per foot over the first 10 feet, or roughly 2% under the residential code. A French drain, combined with good grading and routed downspouts, is one honest, preventive way to keep that water where it belongs. We won’t tell you a drain repairs foundation damage — but keeping the soil around your slab from cycling wet-to-dry is a sensible thing to do here.
A properly built drain with fabric and clean stone needs little attention, but nothing underground is truly maintenance-free. We install cleanouts where it makes sense so the line can be flushed, and we tell you where your outlet is so you can keep it clear. When we’re called to fix a drain that quit, it’s nearly always one of three things: slope that was slightly off, gravel that silted up because there was no fabric, or a crushed run of thin corrugated pipe. Building it right the first time is cheaper than doing it twice.
